Step by step

Step 1: Review the deal online

Every deal is published on our inventory page with the details you need for your own due diligence: photos, video, and property information. Go through them before you decide whether to see the property in person.

Step 2: Attend the house access

Each deal has a scheduled house access (viewing) time. Come at that time to inspect the property in person and check the things that matter to you before making an offer. The viewing time is shown on the property page. You cannot speak with the seller or owner at the viewing. For any questions about the deal or the property, contact our team.

Step 3: Submit your offer

After the viewing, open the property page, click Submit Your Offer Now, fill in your offer, and send it to us.

Step 4: We review and call you

Our team reviews all offers the next morning. Before 12:00 PM, we call you to tell you where your offer stands.

Step 5: Sign and send your deposit

If your offer is accepted, you sign an assignment agreement and send your earnest money deposit (EMD) to the title company. We move fast: this is expected to happen the day after the viewing, so the best buyer can lock the property right away. Once both are done, the property is under contract for closing.

Step 6: Our transaction team takes you to closing

Our transaction team becomes your main point of contact from here. They coordinate with your lender, if you use one, and with every other party involved. An email thread opens with you, the title company, and all parties, and we supervise it until closing. The closing date is set when you sign the assignment agreement. On closing day, the property is delivered to you as the new owner with a warranty deed and title insurance.
